Job Description:

Position Title: Real Estate Development Mgr
Department: Siemens Real Estate Americas
Reports to: Head of Asset & Property Mgmt

Position Summary:
Siemens Real Estate (SRE) is responsible for the professional management of Siemens’ real estate portfolio world wide.  This includes the acquisition, setup of new commercial/industrial real-estate, renovations, disposition of locations and servicing customers with a broad set of service offerings.  With almost 2 billon US dollars of assets under management and 25 Million square feet (2.3 million square meters), SRE in the Americas directs one of the largest self-managed real estate portfolios in the world.  
 
This role is for an individual contributor for Region Americas HQ as a Real Estate Development Manager for Global Services Siemens Real Estate (GS SRE) business within Regional Area for identifying opportunities to grow the business through portfolio enhancement and optimization including defining regional surplus property concepts and ensure its implementation within Regional Area. The function reports into the Head of Asset & Property Management Region Americas.
 
Responsibilities
  • Identify and recommend real estate deals that advance SRE mission and focus areas
  • Analyze surplus real estate portfolio with regard to opportunities based on alignment with SRE’s overall strategy, project financing needs, revenues and cost projections
  • Identify market opportunities beyond existing portfolio and make recommendations
  • Manage development of concepts/scenarios for surplus properties from concepts to implementation
  • Manage / coordinate all pre-development work associated with projects incl. due diligence of properties, site visits, engaging architects, contractors and other professionals, securing construction estimates and any other work necessary for successful project completion
  • Evaluate the property and its development potential, and identify areas of risk during due diligence and conceptual phase
  • Directly project manage a portion of the development portfolio, within established budget, schedule and scope parameters
  • Manage the entitlement process with applicable government authorities
  • Establish budgets and time schedules for potential development projects
  • Assist with market evaluation and analysis of demographics, market demand, and competition
  • Collaborate/interact with BD PMM, AP, TM, AMUs within regional area for strategic/operational topics
  • Manage and execute transaction projects in close collaboration with Operations in Region Americas



Required Knowledge/Skills, Education and Experience
 
  • Management skills and expertise
  • Knowledge of international Real Estate Development markets & market players
  • Operational Real Estate Development experience
  • Understand RE in the context of CRE
  • Project management experience in multicultural & interdisciplinary teams/environments
  • Structured thinking & working
  • Excellent communication skills & social competency
  • International work experience & intercultural sensitivity
  • BS/BA in fields related to Architecture, Urban Planning, Real Estate, Business Administration, Engineering
  • Several years (10+) of professional experience, thereof (5+) years in significant RE function
  • Fluent English language skills, Additional language skills preferred but not required (Spanish, German)
